This property development in Kenilworth was a huge undertaking but it was so worth it for the final result! The project site was initially home to a reasonably sized property but the clients didn't feel that the existing building met their needs and desires for their family home, so alongside ArchiWildish Architecture and the KSW team of tradesmen we began the process of completely redeveloping the site. The work began late in the summer of 2019 with the full deconstruction of the existing building. After demolition, all that remained were the foundations. All the debris from the demolition and the build itself were crushed down and repurposed towards the end of the project for landscaping uses in the front and rear of the property. This is a great way to ensure sustainability in building practices and also this was a way to make the landscaping portion of this project more budget friendly for the clients...it was a win-win really!
In October of 2019, a great deal of progress had been made on the property. The majority of the framing had been completed and although faced with an incredibly wet and windy month, it wasn't long before the floor joists were installed. A caber floor went down simultaneously with blockwork going up. The build of this project was relatively complex but our project management expertise meant that we were able to successfully coordinate aspects of the build so they could take place at the same time to reduce the timescales of the project and help with budget management.
In the run up to Christmas 2019, we were faced with the deadline of getting the roof completed before the Christmas break and with even more challenging weather this was no small feat. With a 100 m2 warm deck rubber roof, this was a huge undertaking and certainly the biggest we had worked on. Centrally, a trough was created to drain rain water away through one central hopper outlet which meant that practical aspects of the roof did not hinder its architectural styling and impact. Things fell into place during this time and we were thrilled when it was confirmed that the glazing pieces were on target for delivery in time to allow up to complete this stage before taking some much needed rest over the Christmas period - all the while knowing that the property was appropriately sealed for the weather rather than having to rely on temporary solutions.
The start of 2020 was mostly centered around the internal development of the property with the entire site requiring full electrics and plumbing throughout as well as flooring, plastering, fixtures and fittings!
Held back slightly by the global Covid-19 pandemic which began in March 2020 work halted temporarily on this project and once we were able to safely and securely return to site there were further challenges to the project in terms of materials running late on delivery or being unavailable for long periods of time. This was an incredibly frustrating time for ourselves, the architects and of course the clients but we were able to adjust our plan of action and work on aspects that could be completed whilst waiting on deliveries and materials. KSW prides itself on working to set timescales and budgets so these difficulties created by the coronavirus outbreak were completely unprecedented and required adjustments to our practice to ensure the best progress for the clients and full safety compliance for our workforce and anyone involved in the project. Progress began to pick up in the summer when external rendering of the property began. We knew what we were working on was something special but it wasn't until the rendering went up that the build really came to life.
Quickly thereafter, the internal work on the property started to come together. The new property is a stunning design, featuring bright open spaces and the clever use of glass to add to the spacious and airy feel.
We are particularly pleased with how the designer features have come together in the bathrooms, creating a sleek, ultra modern and luxurious feel throughout the property. The family bathroom features a striking bathroom suite including a gorgeous oval bathroom set as a corner fixture and a painfully cool podium style sink. Throughout all the bathrooms, the highest spec products have been used. The rooms are generously proportioned and the layout is extremely well considered to ensure the flow of the home is fluid and organic and that light and space is utilised most effectively. All the electrical fixtures and fittings have been specially selected for their minimalist look and efficiency.
The exterior of the property ended up looking great, with contrasting tones and oversized glazing, the Kenilworth property is a modern masterpiece and a project we are extremely proud of.
